香港房价全球第一，东京竟然连前20都没有入围？

上海、深圳、北京的住宅价格跻身全球前十。近日，美国商业地产机构CBRE世邦魏理仕发布的报告显示，2019年全球住宅价格最高的十大城市中有一半位于亚洲，中国香港仍是全球房价最贵城市。根据报告，香港住宅套均价格为125.44万美元（约合人民币892.6万元），位列全球住宅套均价格首位。

位列第二和第三的城市分别是德国慕尼黑和新加坡，套均价格分别为100万美元（约合人民币711.58万元）和91.56万美元（约合人民币651.52万元）。中国上海、深圳和北京的住宅套均价格分别为90.58万美元（约合人民币644.55万元）、78.39万美元（约合人民币557.81万元）和76.35万美元（约合人民币543.29万元），再次跻身全球前十，分列第四、第五和第六位。前十的最后四位为加拿大温哥华、美国洛杉矶、法国巴黎和美国纽约。

CBRE的报告对全球39个重点城市2019年的住宅市场数据与发展趋势进行综合对比与解读。调研结果显示，39个市场中有31个录得住宅价格上升，但平均涨幅只约为上一年水平的一半。报告指出，价格增速的普遍放缓也在一定程度上反映出各类降温措施实施后楼市逐步趋稳，房价过快上涨势头得到有效抑制。

香港房价全球最贵，新加坡也牢牢占据第3名的位置，这与这俩个地区人口密度大，适宜居住的土地资源稀缺有很大的关系，另外两个地区都是华人居住者居多，买房置业是刻在骨子里的，这也是为什么香港及新加坡房价居高不下的原因。

 

但是令人震惊的是东京这个城市人口数量常年排名世界第一的城市，房价水平竟然跌出TOP20！！这也从侧面体现出日本整个国家的房产价格实是处于非常合理的价格区间内，在全球大放水的经济政策下，日本不动产还是非常具有投资价值的！
